At Becker & Frondorf, we often say that construction happens in the middle of real life. In certain environments, that reality can be even more prevalent. Senior living communities and schools share a defining challenge: the people who depend on these spaces can’t simply pause their lives while construction takes place. Residents need care and continuity. Students need to learn. Our job is to make sure the work moves forward without compromising either. This is what we think of as managing disruption, and it’s one of the more nuanced disciplines in project management.
A Different Kind of Complexity: Technical challenges are a constant in construction. But when you layer in the operational realities of an active institution, the complexity shifts. Scheduling decisions aren’t just about delivery schedules and contractor availability. They’re about protecting quiet hours in a residential setting or avoiding peak class times in a school. Our project managers are trained to understand these environments from the inside out. That means early and ongoing communication with facility staff, careful logistics planning, and responsiveness to the day-to-day needs of the people on the ground.
Beaumont Senior Living Community | Bryn Mawr, PA: Beaumont is a resident-owned senior living and retirement community in Bryn Mawr, Pennsylvania. B&F is currently serving as Project Manager on a campus-wide revitalization effort, encompassing all patient rooms, nursing areas, the dining area, and public spaces. This is a significant undertaking in an environment where comfort, safety, and quality of life are paramount. Because residents hold a direct ownership stake in the community, communication wasn’t just a best practice. It was a core project requirement. Our team has engaged with stakeholders at every phase, providing clear updates about upcoming construction activity and incorporating resident input along the way.

Working alongside Lenhardt Rodgers Architect + Interiors and Warfel Construction, we coordinated construction occurring within occupied residential units. Each day’s scope was carefully planned to ensure units were weathertight before the end of the workday. Strategic sequencing allowed the project to move efficiently while minimizing impact on residents throughout.
Germantown Friends School | Philadelphia, PA: Our work with Germantown Friends School offered a different, but equally demanding, version of this challenge. In collaboration with DIGSAU and Leslie Gill Architects, B&F served as Project Manager for the All-School Commons, a transformative project that included a new connector building joining the Loeb Center for the Arts and Smith Gymnasium, a new dining hall and serving area, arts and design classrooms, and a makerspace Fab Lab.
The school remained fully operational throughout construction. That meant our team was continuously managing logistics to protect student safety, minimize disruption to the academic schedule, and maintain clear lines of communication with school administrators and staff. The result was a project that reshaped the heart of campus without disrupting the community it was built to serve.

Managing Disruption is Built into our Approach: These projects reflect something we believe deeply at Becker & Frondorf: great project management isn’t only about delivering on time and on budget. It’s about understanding the environment you’re working in and taking responsibility for the people within it. Whether we’re working in a residential community or an educational institution, our approach is consistent: understand the environment, anticipate the challenges, and communicate constantly. That discipline is what allows us to move projects forward without losing sight of what matters most.
