B&F provided full Project Management services for the construction of a 13-story, 224,000-square-foot building with 332 guestrooms, a restaurant, bar, fitness center, meeting and event spaces, and a green roof.
Our work with Hyatt began as a Cost Estimating assignment. When initial estimates came back over budget, Hyatt desired an independent cost estimate. Our team identified cost savings and proposed structural solutions, such as switching to a concrete plank structure instead of a composite deck.
While creating the GMP contract, we attended de-scoping meetings of all the major trades to identify competition at the subcontractor level without scope gaps or hidden contingencies. We identified a local miscellaneous metal subcontractor for our client, saving hundreds of thousands of dollars.
Excavation exposed an unexpected condition relating to the wall of an adjacent structure. The trade partner requested $160,000 to alter the underpinning design; however, following an analysis by B&F using the contractor's numbers, we arrived at a change order close to $10,000.
When construction projects go wrong, they have the capacity to be potentially catastrophic. On March 13, 2020, the Governor of Pennsylvania shut down construction projects. We worked with the Contractor to make sure the project site was secure from trespassers while working with Hyatt to get a waiver from the Pennsylvania State Government.
