B&F is overseeing a campuswide envelope replacement project at Beaumont at Bryn Mawr, a not-for-profit retirement community. Because Beaumont is a resident-owned community, there are many stakeholders involved in this project. It has been crucial to receive their input and keep them updated about construction-related activities that could disrupt their day-to-day lives.

Helping Residents Improve Their Community

Communication is Key

Our team was brought on at the beginning of schematic design, only a few weeks before the world came to a grinding halt in March of 2020. While B&F is used to adapting our services to our clients’ needs, the switch to fully virtual meetings was a unique challenge at Beaumont. Weeks into the project, Senior Project Manager Matt Taylor hosted and ran a Zoom meeting with Beaumont’s 30-member resident property committee, teaching them how to use the platform with a detailed guide ahead of time. We also set up strong lines of communication with a hotline and email address for residents to communicate their questions and concerns to our team, which we promptly address.

Carefully Planning Work to Keep Residents Safe

Scheduling is another area where B&F’s coordination has been critical to the project’s success. Because construction has occurred in occupied senior living units, each day’s work has to be carefully planned to ensure units are weathertight by the end of the day. Sequencing this work has allowed construction to move forward while maintaining safety for residents and minimizing disruptions.

Taking a Holistic View of their Campus

Our team has maximized the value of our time on site by working with Beaumont to identify other necessary campus improvements. As the Owner’s Representative, we use our 360° view to help our client achieve broader strategic initiatives beyond the scope of the project. So far, we have identified stormwater management upgrades, HVAC improvements in the health center, and landscaping and site work that will be completed before construction wraps up in 2023.
